This Week in Portland Jan 7 - 14, 2012

Hello,  and welcome to our weekly Portland blog, with the rundown of featured events and ideas of things to do in Portland each week. First off, the 2012 Portlandia series premiere kicks off this week.  If you're wondering where you can get together with friends and watch Portlandia in Portland, you can catch the viewings of Portlandia at Mission Theater on Friday nights.  Other places to watch Portlandia this year include Radio Room, Leisure Public House, and Tanker Bar, just to name a few.  Dave Knows Portland has some additional places to watch Portlandia, listed on his blog.  I'm sure this season will deliver even more laughs about Portland quirkiness than last year.  This year's catchphrase is "We Can Pickle That!"  Click here for the pickled version of today's blog.




Portland Walking



Did you make any New Years Resolutions?  If you're like most people, health and fitness might be at the top of your list.  It can be difficult finding motivation to get outside during the dreary and wet winter months in Portland, but we have actually been having some pretty nice weather.  It is supposed to be sunny this weekend!  If losing weight or getting in shape is on your mind, then you may want to walk around Portland.  It's free, it feels good, it's low impact so anyone can do it, and you can see some amazing neighborhoods.

Of course there's more to do than just walking.  Ride your bike, explore a park, or even paddle up your favorite waterway.  The Intertwine website allows you to share your favorite routes online.

The Intertwine

Have you biked along a local trail? Played with your kids in your neighborhood park? Gone for a hike in the Gorge? Relaxed on a bench near the water? Then you've experienced The Intertwine.

The Intertwine is nothing new. It's simply the name we've given to the amazing network of parks, trails and natural areas in the Portland-Vancouver area.  The Intertwine has united a broad coalition of public agencies, private businesses and nonprofits to celebrate, protect and improve this network of outdoor places and trails. As partners in what is called The Intertwine Alliance, we check our jurisdictional and geographical boundaries at the door to work side-by-side toward a common mission. By joining forces, we boost our effectiveness to increase investment in our parks and expand conservation efforts.

The Intertwine Alliance has two major objectives: to ensure the region’s network of parks, trails and natural areas are completed and cared for; and to help the residents of the Portland-Vancouver metropolitan region connect with nature and live active, healthy lives. We cannot do it without you.

Portland Winter Farmers Market - Winter Market Opens January 7th

This Week's Top Ten in Portland


The Portland Top Ten List is a list of places, businesses, restaurants, or events that we'd like to focus on each week.  This week I'd like to spotlight the Portland Arts scene.  Visit our Portland Arts and Culture page for additional information on galleries, museums, theaters, and more.


1)  RACC - One of the best resources for learning about the Arts in Portland is the Regional Arts and Culture Council.  Visit their website for helpful resources and cultural calendar at:  http://www.racc.org/

2)  15th Annual "All the Art that Fits"  
The Regional Arts & Culture Council presents the 15th annual all the art that fits, a City of Portland and Multnomah County employee art exhibit in the Portland Building lobby, December 21, 2011 – January 25, 2012.

This year’s show features a wide variety of works by 43 artists ranging from paintings, photographs, and drawings, to collages, glass pieces, and 3-D wall sculptures. Stop by and vote for your favorite artist as part of our People’s Choice Award. The prize for this year’s winner is a free dual membership to the Portland Art Museum, generously donated by the Museum in honor of the exhibit’s 15 year anniversary.

The Portland Building, located at 1120 SW 5th Avenue, is open to the public from 7am - 6pm, Monday through Friday.


3)  The Goodfoot - Perhaps an unexpected place to find a great art gallery in Portland is at the Goodfoot Lounge.  They always have amazing art on their walls for sale.  Goodfoot - 2845 SE Stark St.  Right now they have the Art of Musical Maintenance 8:
The Goodfoot is proud to announce that “The Art of Musical Maintenance, in it’s 8th year, will open Thurs, Dec 1st, from 5pm-2:30 am and be up until Jan 21st. We will be displaying the newest installment of music posters from artists throughout the country. The artists in this show are as diverse as the music. Likewise, the artist’s techniques vary as well (from hand drawn to computer generated design). There are over 50 artists, and around 300 posters.  

Another great Portland bar to see some unique artwork is at Swift on Broadway.  Right now they have an exhibit by Portland artist Anna Duvall (Website: http://annaduvall.com/default.asp ) , featuring portraits of lovely tatoo'ed ladies (oh so Portland, and very cool!).

4) Portland Murals -  Portland is known for having so many great city murals.  I love seeing new murals going up, like the new Cuban Portland mural on Glisan Street.

I witnessed the evolution of this mural when visiting Migration Brewing this summer.  It is painted on the side of Portland's most popular Cuban restaurant, Pambiche.  There are murals all over Portland.  I live in NE Portland, and came across this photo gallery of NE Portland murals on Flickr (by tgstewart1):

5) The Pearl District - No mention of the Arts in Portland would overlook Portland's Pearl District galleries.  Home to First Thursday, the annual Art in the Pearl show., and many of the cities best art galleries.  Visit http://pearldistrict.com/art

“Arts for All” provides $5 tickets to low-income Oregonians
After a hugely successful pilot last year, the program Music for All returns starting Monday, Oct. 3 with a new name – Arts for All – to reflect its expanded reach. Last season, 12 classical music organizations made performances more accessible to low-income citizens by offering $5 tickets to those with Oregon Trail Cards. This season, 32 arts organizations spanning disciplines such as theater, dance and music are participating in the program – almost tripling the options.  Read more at http://www.artsforallpdx.org/

7)  Taste ART at Portland Art Museum
Local musicians, Museum staff, and volunteers will collaborate with artist-in-residence Lexa Walsh in writing and performing songs about and inspired by objects and artists in the Museum. 8)  First Thursday - Portland Art Event - Gallery Hop - First Thursday

Brooklyn Neighborhood Real Estate Market Report

Brooklyn is in a great location as it is in close proximity to some of Portland's most hip and popular neighborhoods such as Sellwood, Hawthorne and Clinton. Residents have plenty of coffee, pub and dining options just a stones throw away in most cases across several adjoining neighborhoods.  To learn more about Brooklyn, click here.

On to the report:

Here is the overall chart of inventory, sold, and pending for the Brooklyn neighborhood in the last 15 months:

In November 2011, there were 31 closed sales, 27 pending sales, and 92 homes on the market in the Brooklyn Neighborhood.

One year change from November 2010 to November 2011:

Inventory (how many homes on the market for sale): Down 18.6%

Homes sold: Up 6.9%

Homes pending sale: Up 3.8%

 

Chart for average price per square footage:

In the past 15 months, the average price per square footage in the Brooklyn neighborhood has been between $140 and $173/sq. ft. In November 2011, the average price per square foot in the Brooklyn neighborhood was $152.

Percentage Change: Down 11.9%


Days on Market, Sold/List Price:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In November 2011, the average time on market for a home in the Brooklyn neighborhood was 54 days.


The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold.  This is a great indication of the pressure on prices.  In November 2011, sellers in Brooklyn received, on average, 92% of their original listing price.

This chart shows us that the average listing was and what the average sale was. In November 2011, the average price of a house on the market in Brooklyn was $418,000. The average sale was $319,000.


More stats over one year:

Average active price: Up 8.9%
Average sold price:  Down 22.4%

Months of Inventory:


Months of inventory gives a time line of how long it would take for all of the current listings to sell.  Anything above 4 months is considered a buyers market.  This figure is a good indicator of supply and demand.  November 2011 in the Brooklyn neighborhood had 3 months of inventory.

By the way, this does NOT mean that it will take 3 months for your home to sell. That figure was, on average in November, 54 days.  Inventory is a figure that means that, if not another home were to come on the market in Brooklyn from this point forward, in 3 months there would not be another home to sell.  They would all be sold.

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.

If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Brooklyn neighborhood of all homes in all price ranges.
