Happy Chinese New Year!  There are several events at the Lan Su Portland Chinese Garden this week.  If you've never visited the garden, it is a small gem tucked right into the heart of the city in Old Town Chinatown.  Its amazing how many great photos you can get in such a small space.  It's definitely worth a visit.

Year of the Golden Dragon
January 23-February 6, 2012

This annual event for families and kids of all ages includes lion and dragon dances each weekend day, martial arts demonstrations, feng shui talks, dance and music performances, plant talks and much more.

The two-week celebration of Chinese culture and history kicks off on January 23, 2012 with a “Rolling in the Wealth” feng shui activity and concludes with two nights of a specially ticketed, traditional lantern viewings on February 5 & 6.

If you’re not paying much attention while you’re traveling SE Grand Avenue in Portland, you could easily believe you’re on a generic every-town thoroughfare through a run-of-the-mill district of light industry. Admittedly it isn’t as visually interesting as the city’s tree-lined residential streets, or the parti-colored shops of Hawthorne Boulevard, but if you pull yourself out of that commuter on-my-way-elsewhere daze, you’ll see things and places that assure you you’re nowhere else but Portland.

One of my favorite stretches of pavement lies on SE Grand, between Stark and Pine. It’s a good thing my wife and I don’t live right nearby, because there’s stuff to be found on both sides of the avenue that all but cry out for my wallet, and the missus isn’t immune either (although she’s much better at resisting). Let me list here the sirens that beckon, so that you may understand.

Next Adventure at 426 SE Grand Ave. is a great place to find outdoor gear and sports wear. I don’t climb mountains or ski (as my center of gravity rests somewhere near my bottom lip AND I have a fear of heights) but since I ride a bicycle I’m always on the look-out for good rain gear or a new backpack. This place has pretty much everything but sherpas on call.

Next up the block is Bike n Hike (400 SE Grand). Cool folk, nice bikes, good stuff, no ‘tude. This is a bike town and we have a lot of bike shops. I haven’t been to every one, but here’s hoping they rise to the standard set here.

Across the street at the corner is The Lovecraft Bar (421 SE Grand). Howard himself might have loved this freaky place, a collision of cocktails and the macabre. Since Portland embraces both, this joint has no choice but to exist. If you’re in the mood for an adult beverage or a nosh, and have an appreciation (or at least a high tolerance) for the gothic-slash-industrial-slash-things-that-go-bump-in-the-night mileau, this establishment is just the ‘thing’ (mmwah-ah-ah!).

Immediately around the corner on SE Oak is Shop People LLC (416 SE Oak St.). This is a member-funded workspace for local industrial artists and inventors, a fully-stocked tool shop for just about anything you’d need to create about anything you want. In truth I’ve never stuck my head in here (and I’m not ‘handy’ and so would rather not infect the space with my juju of ineptitude), but the concept fairly screams Portland, does it not?

And now we skip diagonally across the intersection to Andy & Bax, at 324 SE Grand. I have an unabashed love for this place, with its military surplus and outdoor gear. I confess to a backpack fetish, but there’s a lot of other stuff in here I’d love to have. When I hike and camp, there’s bound to be at least one article from this shop along for the trip. Plus, there are display cases full of weaponry that any well-dressed Klingon would appreciate. I know where I’m heading when the zombie hordes come shamblin’.

Honestly, in this town you can find something to love on just about every street. Go look!

January 2012 Portland Oregon Real Estate Market Report: What's Happening?

 

Here is a chart of all homes for sale, pending for sale, and sold in Portland, Oregon for the last 15 months:

In December 2011, inventory has dropped with 2001 homes on the market.   In December 2011, 464 homes sold and 426 are pending for sale.  

Yearly change from December 10 to December 11:

Inventory is Down 26.5%

Closed Sales are Up 2.5%.

Pending sales are Up 21.4%.

In the past 15 months, the average price per square foot in Portland, Oregon has been between $132 and $144. In December 2011, the average price per square foot in Portland was $134.

Yearly change from December 10 to December 11:

Average Price/Square Foot has decreased 4.7%

Days on market and sold/list price %:


This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In all of Multnomah County, in all price ranges, a home is taking, on average, 81 days to sell.

The other thing that this chart shows is what percentage of listing price the home, on average, is selling at. This is a great indicator of pressure on prices. In December 2011, sellers were getting, on average, 92% of their original asking price.

Yearly change from December 10 to December 11:

Average time it takes to sell a home has increased 15.7%.

The percentage of original listing price that was paid has increased 1%.

Average price for sale vs. average price of sold:


The largest segment of home sales have been in the price range under $400,000. You can see this reflected in the average price of a home that has sold. In December 2011, this figure was $273,000.


Yearly change from December 10 to December 11:

The average price of a home listed has increased 4.6%.

The average price of a home sold has decreased 9.6%.

Months of inventory:

Months of inventory gives a timeline of how long it would take for all of the current listings to sell. Anything above 4 months is considered a buyers market. In December 2011, this figure was 4.3 months based on closed sales. Portland is currently, on average, a buyer's market.

This does NOT mean that it will take, on average, 4.3 months for your home to sell. That number was, on average in all price ranges, 81 days.   It means that, if not a single listing were to come on the market in Portland from this moment, it would take 4.3 months for all available homes to sell before there would be none left.

Yearly change from December 10 to December 11:

The months of inventory figure has decreased 24.6%.

About the report:

They are a comparison of the past 15 months (including a percentage change analysis for the last 12 months) for all of Portland and are taken directly from the RMLS.
