Hello, Portland and happy February.  With February comes thoughts of Valentine's Day, and whether you love to celebrate romance or consider this only another "Hallmark holiday" there are plenty of wonderful Portland Valentine's Day events and romantic restaurants in Portland that are worthy of checking out.  And if a night out for live music, pinball, or cocktails are more your style, run, don't walk-- to your nearest corner and grab your copy of this week's Willamette Week, where they have neatly categorized every bar in Portland worth visiting. It's a great edition, go get it before it's gone.  Below images are of the romantic and swanky Pearl District bar/restaurant "Candy", which is just oozing romance with clusters of red candles, drippy crystal chandeliers, "fireplaces" on TV, red pleather settees, and Pearl District swank.  Ooh la la...

1) Pickathon Benefest 2011 - A benefit festival to support arts education at Buckman Elementary and the Portland Schools Foundation, produced by the good folks who bring you Pickathon Indie Roots Music Festival. 3) Helium Comedy Club - Catch a comedy show at this great Hawthorne venue. 1510 SE 9th Ave.  This weekend's show is  Marc Maron: Marc Maron "WTF Podcast" 01-26 - 01-29, Maron has been a frequent guest on the Late Show with David Letterman and made 44 appearances on Late Night with Conan O'Brien, more than any other stand-up performer.

The Portland Photo of the Week

The Portland Photo of the Week winner this week is Indian Beach at Ecola Park, by Lindsay!  This is actually a great time of the year to head out to the Oregon coast, where you can find this exact scene on the Northern edge of Cannon Beach (only 70 miles from Portland).  This is one of my favorite spots in the world, and if you need some soul soothing scenery and peacefulness, I highly recommend it!

Lake Oswego Real Estate Report

This month, Portland neighborhood is heading out to the suburbs and surrounding cities of Portland.  Due to reader requests, we've been asked to cover neighborhoods surrounding Portland, like Beaverton, Hillsboro, Vancouver Washington, Tualatin, Tigard, and Lake Oswego.  So, expect to see new spin-of sister sites to PortlandNeighborhood.com coming soon!  We are starting our new series with Lake Oswego.  For those who aren't already living here and are not familiar with this beautiful city, Lake Oswego is a stunning suburban area that is located South of Portland.  Here is Ross's first Lake Oswego area market report:

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Lake Oswego neighborhood of all homes in all price ranges. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.

On to the report:

Here is the overall chart of inventory, sold, and pending for Lake Oswego from 10/09 to 12/10:

In December 2010, there were 34 closed sales, 37 pending sales, and 375 homes on the market in Lake Oswego.

One year change from December 2009 to December 2010:

Inventory (how many homes on the market for sale): Down 3.4%
Homes sold: No Change%
Homes pending sale: Up 76.2%

 

Chart for average price per square footage:

In the past 15 months, the average price per square foot in Lake Oswego has been between $173 and $240/sq. ft. In December 2010, the average price per square foot in Lake Oswego was $195.

December 2010: 195

Percentage Change: Down 16.5%


Days on Market, Sold/List Price:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In December 2010, the average time on market for a home in Lake Oswego was 95 days.


The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold.  This is a great indication of the pressure on prices.  In December 2010, sellers in Lake Oswego received, on average, 91% of their original listing price.

Average price for sale vs. average price of sold:
This chart shows us what the average listing was and what the average sale was. In December 2010, the average price of a house on the market in Lake Oswego was $818,000. The average sale was $516,000.

More stats over one year:

Average active price: Down 11.2%
Average sold price:  Down 17.3%

Months of Inventory:

Months of inventory gives a time line of how long it would take for all of the current listings to sell.  Anything above 4 months is considered a buyers market.  This figure is a good indicator of supply and demand.  December 2010 in Lake Oswego was a buyer's market with 11 months of inventory.

By the way, This does NOT mean that it will take 11 months for your home to sell. That figure was, on average, in December 95 days.  Inventory is a figure that means that, if not another home were to come on the market in Lake Oswego from this point forward, in 11 months there would not be another home to sell.  They would all be sold.
