Portland Blog: This Week in Portland April 3 - April 10 2010

 

And with another weekend comes another edition of our weekly Portland blog.  This week the Portland Weather Gods stirred and shook their heads realizing that Portlanders were starting to feel like they lived in California or something what with all those days of blue skies and sun.  And just like that -- wet and grey was back-- in a snap. At least we're feeling normal again, eh? 

The big news over in my neck of the woods (Overlook by way of Piedmont) is the recent opening of the Lucky Lab on N Killingsworth.  From Lucky's website:

The Lucky Labrador Tap Room is open!

(1700 North Killingsworth) Yep, the rumor is true. We now have a location up North in the Overlook neighborhood. We tried to open "softly", yet it seemed the entire neighborhood showed up and is VERY psyched we're there. This is the space formerly known as Roux. After distressing the fine dining restaurant into a comfy Labish pub, we have what we think is a great neighborhood pub. Here's some info:

-Fourteen beers on tap, cider, & wine
-Miser Monday!
-Pizza, Sandwiches, Salads, & Soup
-Free Wireless w/ randomly placed plugs
-We kept the elevator!
-Official Grand Opening = Friday, March 26

If you love beer as much as I do, here's a list of some of our local breweries in Portland.  I've even noted a few of my faves outside of the Portland area, too, such as the Walking Man Brewery in Stevenson, Washington.

Screw Lent and hop onboard the BarF Bus on Easter Saturday and win cold, hard cash for collecting the most eggs! The BarF Bus is always a good time, but add a few eggs and it's over the TOP, I tell you! Over 40 Acres of Tulips and Daffodils!  Buy cut flowers.  Order bulbs for fall planting. Children's Acre.

Our favorite time of year is when the tulips bloom! There is nothing like the colors of our tulip fields in the spring. Every year the varieties are arranged differently in a new pattern of color as we rotate our tulip fields to a new location.

Portland Faux Film Festival at the Hollywood Theater

What is Faux?

Faux Travelogue
A spoof of National Geographic type films or vacation films.

Mocumentary
A film that pretends to be a documentary but the subject doesn't exist. A classic example of this is "This Is Spinal Tap". It was made in the style of a documentary, but the band does not actually exist.

Parody Music Video
A song based on original music with new lyrics that make fun of either the original song or something else, perhaps even entirely unrelated (example: "Like a Surgeon" by Weird Al). Could also just be a song that makes fun of something - a parody of the topic rather than of an original song.

Satire
Basically any film that pokes fun at something.

Spoof
A film that makes fun of a real film, product, or service. Most faux films are also spoofs. Some are spoofs of an entire category, such as horror films, while others lampoon specific targets. A classic example of a spoof faux trailer is "Hardware Wars". It spoofs Star Wars in the style of a film trailer.

Metro Art Kids Camp

Camp registration is now open for MetroArts Kids Camp 18th year. Camp runs this summer July 12-16 and 19-23, Monday-Fridays for 7-12 year olds. Our campers go through classes of visual arts, music, dance, and theater all on the performing spaces of the Portland Center for the Performing Arts.

Southwest Hills Neighborhood Real Estate Report

Southwest Hills is located in Southwest Portland. It is bordered by the Sylvan Highlands, Goose Hollow, Downtown, Homestead, Healy Heights, and Bridlemile Neighborhoods. Learn more about the Southwest Hills neighborhood by reading the Southwest Hills neighborhood profile.

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Southwest Hills neighborhood of all homes in all price ranges. Feel free to request particular neighborhoods in which you are interested in buying or selling and I am be happy to do a report, just contact me on this forum or at my website.

The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.

On to the report:  Here is the overall chart of inventory, sold, and pending for the Southwest Hills neighborhood from 12/08 to 02/10:

The Southwest Hills neighborhood has many different types of properties in a spectrum of price ranges, many in the upper range. In February 2010, the Southwest Hills had 4 closed sales, 3 pending sales, and 48 on the market.

More stats for you from your friendly neighborhood real estate statistics nerd:

One year change from February 2009 to February 2010

Inventory (how many homes on the market for sale): Down 20%
Homes sold: Same as same month last year: Up 100%
Homes pending sale: Up 50%

Portland Oregon Real Estate

In the past 15 months, the average price per square footage in the Southwest Hills neighborhood has been between $96 and $256/sq. ft. In February 2010, the average price per square foot in the Southwest Hills neighborhood was $197. The diversity in this figure month to month is due to the very different types of homes that may have sold month to month.
