Portland Blog: This Week in Portland April 17 - April 24 2010

Hello Portland!  Here is the weekly edition of our Portland blog with the featured Portland events rundown, Portland April real estate report, Portland photo of the week, and more goodies.  What are you planning to do with your weekend?  There is plenty going on this week, and I had a hard time selecting only a few featured Portland events this week.  The Northwest Pet and Companion Fair is this weekend at the Portland Expo Center.  If you love four-legged friends, this will be a fun event.  Saturday 9:30am – 6:00pm Sunday 10:00am – 5:00pm, and your well behaved pet is welcome. Their admission is only one can of pet food or one dollar.  All pet food is given to the two local AniMeals on Wheels groups. Last year these two groups served over 12,000 pet meals.

Metropolitan Performing Arts Presents Bye Bye Birdie

Last chance!  Go back in time with Metropolitan Performing Arts Academy to Sweet Apple, Ohio where Conrad Birdie, an Elvis-like celebrity, turns the members of a quiet community on their heads. Filmed by Bike

Filmed by Bike is a film festival of bike-themed independent short movies from around the world. Submissions are limited to eight minutes and must revolve around the central theme of cycling.

Hundreds of international entries are submitted but only an average of 30 make the final cut. Our jury of esteemed judges makes that tough decision.

The festival is held every April in Portland, Oregon at the Clinton Street Theater. The weekend-long festival kicks off with a rockin street party on opening night. We close off the street, bring in the ruckus and DJs and spend the night reveling in bike culture while amazing bike movies play on the silver screen.V

Northwest Pet and Companion Fair

Mark the date on your calendar! The Northwest Pet and Companion Fair is coming on April 17th and 18th, at the Portland Expo Center. This is the biggest pet event of the year. With over 30 non-profit shelters and rescue groups, thousands of human visitors, and over 1,500 animal visitors this is the Northwest's largest pet adoption event.

If you have a pet or if you are thinking about a pet, this show is a must. Learn about all types of pets, visit with pet professionals and pet friendly businesses. Redrum 10th Anniversary Red Dress Party

“All work and no party in a red dress makes Jack a dull boy”. Join our descent into insanity at the 10th Anniversary of the Red Dress Party on Saturday, April 17, 2010. The madness starts at 9:00 p.m. at the Bison Building – 419 NE 10th Ave. Portland, OR 97232.

“Murder” will be on the tip of everyone’s tongue as they enter the haunted hotel inspired by The Shining and Timberline Lodge. Our VIP guests will get a special performance by Bodyvox and The Wet Spots before they find themselves lost in the corridors with drink in hand. At 9:30 Tahoe Jackson will greet party goers with a murderous set and DJ Harmonix and DJ Tronic will master the mixes on the two dance floors. Everyone will have a good scare on their trip through the outdoor hedge maze. As with all Red Dress parties; guests will enjoy hosted food, beverages, and special red cocktails. All guests must be age 21 or over and are required to wear a red dress; kilts and culottes do not meet this requirement.

April 2010 Real Estate Report:  What's Happening?

They are a comparison of March 2009 - March 2010 for all of Multnomah County and are taken directly from the RMLS. What follows is my own analysis of these statistics. For our purposes, I thought it best to analyze Multnomah County as a whole. Each neighborhood, however, is a little micro-universe and has its own market. Changing the parameters of the zip codes, price variables, or time periods can lead to very different results. This analysis is of all homes sold in all price ranges in

On to the report
Here is a chart of all homes for sale, pending for sale, and sold in Portland, Oregon for the last 15 months:

Everything is up.  Closed sales, pending sales, and inventory.  In fact, this is the highest number of pending sales in the past 15 months.  In March 2010, there were 583 closed sales, 871 pending, and 3515 on the market.  As you all probably know by now, the home buyer's tax credit is set to expire on April 30th.  Is this spike due to that?  Or is it seasonal?  Or is the economy improving?  Or all three?  Only time will tell.  My personal take is that it is the two latter options, an improving economy and seasonal.  Although I have had many clients receive the tax credit, not one had decided to buy a house because of it.  It was just a nice bonus. 

Yearly change from March 09 to March 10:

For Sale: 3513 in March 09, 3515 in March 10. Inventory is Up 0.1%

Sold homes: 413 sold in March 09, 583 sold in March 10. Sales are UP 41.2%.

Pending sales: 537 pending for sale in March 09, 871 pending for sale in March 10. Pending sales are UP 62.2%.

Chart for average price per square footage:

In the past 15 months, the average price per square foot in Portland, Oregon has been between $135 and $151.  In March 2010, the average price per square foot in Portland was $141.

Yearly change from March 09 to March 10:

Average price per square foot in March 09 was $150. In March 10 it is $141. This figure has dropped 5.7%.

Days on market and sold/list price %:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In all of Multnomah County, in all price ranges, a home is taking, on average, 67 days to sell.

The other thing that this chart shows is what percentage of listing price the home, on average, is selling at. This is a great indicator of pressure on prices. In March 2010, sellers were getting, on average, 97% of their asking price.

Yearly change from March 09 to March 10:

Average time it takes to sell a home in March 09 was 86 days. In March 10, it is 67 days. A decrease of time on market of 22.1%  The market has improved for sellers. 

The percentage of listing price that was paid was 97% in March 09 and is 97% in March 10.

Average price for sale vs. average price of sold:

The largest segment of home sales have been in the price range under $400,000. You can see this reflected in the average price of a home that has sold. In March 2010, this figure was $286,000. Homebuyers have been taking great advantage of affordable prices and the tax credit.

Yearly change from March 09 to March 10:

The average price of a home listed in March 09 was $384,000. In March 10, $362,000. This figure has decreased by 5.7%.

The average price of a home sold in March 09 was $301,000. In March 10 it was $286,000 This figure has decreased by 5%.

Months of inventory:

Months of inventory gives a timeline of how long it would take for all of the current listings to sell. Anything above 4 months is considered a buyers market. In March 2010, this figure was 6 months. Portland is currently, on average, a buyer's market but more balanced than last month or last year.

This does NOT mean that it will take, on average, 6 months for your home to sell. That number was 67 days, remember? It means that, if not a single listing were to come on the market in Multnomah County from this moment, it would take 6 months for all available homes to sell before there would be nothing left.

Yearly change from March 09 to March 10:

The months of inventory in March 09 was 8.5 months. In March 10, it is 6 months. This figure has decreased by 29.4%. This is a great indicator of the state of the market. You can that things have
improved from last year at this time.

As I have said before, none of this information matters if you have a particular neighborhood in mind since Portland neighborhoods are their own micro-markets. If you have one in mind to buy or are selling your home, please request a report for that neighborhood and I am happy to post it on this blog or send it to you.
