This Week in Portland July 2 - July 9 2011

Happy Independence Day weekend and welcome another edition of our weekly Portland events blog!   It looks like a nice weekend is in store for us. I always tell visitors that  you can pretty much count on rain free weather in Portland from Independence Day on July 4th,  through Halloween on October 31st.  These two holidays bookend Portland's outdoor living season where there are a TON of fun events to choose from.  Portlanders burst forth from their winter hibernation and celebrate the joy of being alive and experiencing all our great city has to offer:  whether it's a visit to your favorite Portland neighborhood farmer's market, enjoying the free live music in Portland like Noon Tunes or Music on Main Street, or spending a great evening at your favorite Portland Music Venue or watering hole.  I live in NE Portland, so I especially enjoy Mississippi Studios and their great patio (Bar Bar).  This summer, Mississippi Studios is featuring: Tim Robbins (7/19), Cults (7/23) Rachel Taylor Brown (7/29) to DNTL (8/5) and Nick Jaina (8/24), along with their Bar Bar Patio Sessions, featuring Kasey Anderson and MBilly every weekend in July. Also, Death Songs and Ryan Francesconi (Joanna Newsome) take over the patio for August.  

Some other Portland summer traditions include a visit to your favorite Portland Farmer's Market.  I wanted to share this link to a new Portland Farmer's Market blog, "Market to Table", with write-ups and photos of our local area farmer's markets, and some recipes featuring fresh market ingredients.  Eat local and take advantage of BBQ season while it lasts.   Last weekend's blog post showcased the Woodstock Farmer's Market. If you haven't attended a Portland Sunday Parkways event, there are still several planned this summer in and around Portland, with the next one up in NW and Downtown Portland.  I attended the North Portland Sunday Parkways last weekend and had a great time.

I must admit, it's hard to get up and write the blog on Saturday mornings because I would rather be outside playing! This being a long holiday weekend means there are even more things to do in Portland for July 4th and all week long. This weekend features the amazing Portland Safeway Waterfront Blues Festival down on the waterfront.  In addition to the great music lineup this year,  you can stay put and enjoy the July 4th Portland fireworks display.  Or, head down to Oaks Park for their big July 4th celebration, or go North to Fort Vancouver for the big annual July 4th Vancouver fireworks spectacular.  If you want to get out of town and enjoy a more old fashioned community celebration, you might want to go to the Corbett Fun Festival.

This weekend, I also wanted to make mention of Portland deals pages from the Portland Mercury, MercPerks.  This weeks "MercPerks" deals page is featuring deals for several popular Portland Food Carts.  Get great discounts at favorite Portland food carts all over town.  Many of these food cart deals have already sold out, but there are a handful of good ones still up for grabs at:

This Week's Top Ten in Portland

1) Safeway Waterfront Blues Festival - Amazing blues, hot sun, Portland's waterfront, and fireworks on the 4th.  It feels like the annual kickoff to Portland's summertime fun.

2) Oaks Park Independence Day Celebration, with fireworks, rides, and loads of family fun.

3) July 4th Fireworks at Fort Vancouver Washington - The big annual fireworks display!

4) Moreland Farmer's Market - Some of the best Portland Farmer's markets are the ones right in your neighborhood. Sellwood Moreland features this great community market each Wednesday.

5) OMSI - OMSI has a lot of fun events all summer long, including OMSI After Dark and star gazing.  This event  isn't outdoors, but it sounds too fun to miss.  Video game lovers of all ages are going to love this.  Game On!

6) Staccato Gelato - It's FINALLY getting hot out, which means gelato!  Staccato Gelato is locally owned, and having stopped in there myself just last week, I can attest that it is the perfect Portland summertime treat.  Located on NE 28th Avenue, as well as in Sellwood on SE Bybee. "The finest gelato created daily from the freshest ingredients. Ridiculously delicious donuts fried up Friday, Saturday & Sunday. Brilliant coffee from local masterminds Ristretto Roasters. Such goodness! Happy Happy Joy Joy."  18 flavors daily.

7) Portland Neighborhood: NE/SE 28th Avenue.  Take a stroll up this street and find a long list of popular Portland eating establishments, as well as several cute shops, and of course Coalition Brewing and Laurelhurst Theater.  I spent some time here this week and snapped several photos.

8) Laurelhurst Theater -

"The Laurelhurst Theater became part of Portland's cultural and architectural history when it first opened in 1923. The original single screen could seat 650 people and was one of the first art deco style theaters of the period. Piedmont Neighborhood Report

Piedmont Neighborhood Real Estate Market Report by Ross Seligman

Piedmont is the ideal urban village boasting easy access to other popular Portland neighborhoods such as Humboldt, Alberta, Arbor Lodge, Boise, Eliot and Kenton to name a few. Piedmont neighbors the Interstate Max light rail train allowing for a convenient commuting to downtown Portland and other Portland neighborhoods. Downtown by car is less than 5 minutes, by bike is about 25 minutes. I-5 is easily accessed as it runs directly alongside Piedmont. To learn more about Piedmont, click here.

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Piedmont neighborhood of all homes in all price ranges. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.

On to the report:

Here is the overall chart of inventory, sold, and pending for the Piedmont neighborhood from 03/10 to 05/11:

In May 2011, there were 29 closed sales, 36 pending sales, and 116 homes on the market in the Piedmont Neighborhood.

One year change from May 2010 to May 2011:

Inventory (how many homes on the market for sale): Down 29.7%
Homes sold: Down 21.6%
Homes pending sale: Up 111.8%

Chart for average price per square footage:

In the past 15 months, the average price per square footage in the Piedmont neighborhood has been between $118 and $140/sq. ft. In May 2011, the average price per square foot in the Piedmont neighborhood was $132.

One year change from May 2010 to May 2011:

Percentage Change: Down 2.4%

Days on Market, Sold/List Price:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In May 2011, the average time on market for a home in the Piedmont neighborhood was 68 days.

The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold. This is a great indication of the pressure on prices. In May 2011, sellers in Piedmont received, on average, 92% of their original listing price.

Time on Market: Up 44.7%
Sold/List price % difference: Down 3%

Average price for sale vs. average price of sold:

This chart shows us what the average listing was and what the average sale was. In May 2011, the average price of a house on the market in Piedmont was $275,000. The average sale was $257,000.

More stats over one year:

Average active price: Down 5.8%
Average sold price: Down 1.9%

Months of Inventory:

Months of inventory gives a time line of how long it would take for all of the current listings to sell. Anything above 4 months is considered a buyers market. This figure is a good indicator of supply and demand. May 2011 in the Piedmont neighborhood was a balanced market with 4 months of inventory.

By the way, this does NOT mean that it will take 4 months for your home to sell. That figure was, on average in May, 68 days. Inventory is a figure that means that, if not another home were to come on the market in Piedmont from this point forward, in 4 months there would not be another home to sell. They would all be sold.
