Hello, Portland! Welcome to another weekly edition of our Portland
events blog. We are in the dog days of summer and there are a plethora
of Portland events to choose from this week. One of the most popular
neighborhood street fairs is this weekend in SE Portland. The Hawthorne
Street Fair will bring Southeast
Portlanders out in force to enjoy the sun and fun this Sunday.
This is also a part of the Portland
Sunday Parkways in SE.
Join
us for our annual summer event celebrating the Hawthorne District! FREE
Live Music, Vendors, Sales, Family Activities and so much more!
Come visit Portland’s original “shop
local” district and explore over a hundred businesses
dedicated to community involvement and making the area a desirable
place to live, work, and shop. The street fair happens every year in
August, and this year is held in conjunction with Sunday Parkways on
Sunday August 28th from 11am to 5pm. SE Hawthorne Boulevard has a long
history of tradition and is known for its eclectic mix of boutiques
shops, cafes, food carts, bars, restaurants and music related
destinations.

A must see for the
dahlia lover, or
if you just love flowers. View over 400 floral arrangements of dahlias
in our two indoor display rooms. These displays vary in size from
teacup to floor to ceiling extravaganzas!! This is the largest display
put on by one grower anywhere in the United States! Floral arranging
demonstrations and talk on dahlia culture, take place, twice daily
during the show at 12 noon & 3:00 pm. Questions are answered
from guests in the audience during this demonstration as they fashion
colorful dahlias into elegant table arrangements or wedding baskets.
Live dahlia tuber dividing demonstration 12noon to 5pm each day during
the festival. You can also take a stroll through and view over 40 acres
of dahlias in full bloom during the show. Be sure to take some cut
flowers home with you to extend your visit and remember the beauty.
Dogs are allowed on the premises on a leash, however they are not
allowed in the indoor
display rooms.

This is a lovely area of
Portland with many nice older homes tucked into quiet neighborhood
streets. This is one of the oldest neighborhoods in Portland with some
of the homes being built in the 1880's. This area is
peaceful, feels warm and safe and is full of young and established

In my monthly Portland
real estate report, I always talk about how each individual
neighborhood is a micro-market. If you are looking to buy or sell in a
particular neighborhood, the most crucial information that you need to
know is what is going on in that neighborhood. In this situation, the
overall Portland market report is less important and the national real
estate report is just about useless. This posting is a real estate
report for the Woodstock neighborhood of all homes in all price ranges.

The first thing you will notice about individual neighborhoods as
compared to the overall Portland reports are that the numbers can be
wildly different month to month. Basically, the bigger the pool of data
you are working with, the smoother the stats become. As we focus on
smaller areas, many different things can happen month to month.
On to the report:
Here is the overall chart of inventory, sold, and pending for the
Woodstock neighborhood in the last 15 months:

In July 2011, there were 54 closed sales, 62 pending
sales, and 252 homes on the market in the Woodstock
Neighborhood.
One year change from July 2010 to July 2011:
Inventory (how many homes on the market for sale): Down 21.7%
Homes sold: Up 28.6%
Homes pending sale: Up
93.8%

In the past 15 months,
the average price per square footage in the Woodstock neighborhood has
been between $115and $145/sq. ft. In July 2011, the average price per
square foot in the Woodstock neighborhood was $122.

This chart is showing us
two things. First, how many days on the market that a home is spending,
on average, before being sold. In July 2011, the average time on market
for a home in the Woodstock neighborhood was 59 days.
The second thing that this chart is showing you is what percentage of
the listing price the owners actually are getting when the house is
sold. This is a great indication of the pressure on
prices. In July 2011, sellers in Woodstock received, on
average, 93% of their original listing price.

This chart shows us what
the average listing was and what the average sale was. In
July 2011, the average price of a house on the market in

Months of Inventory:

Months of inventory gives a time line of how long it would take for all
of the current listings to sell. Anything above 4 months is
considered a buyers market. This figure is a good indicator
of supply and demand. July 2011 in the Woodstock
neighborhood had 4.7 months of inventory.
By the way, this does NOT mean that it will take 4.7 months
for your home to sell. That figure was, on average in July, 59 days.
Inventory is a figure that means that, if not another home
were to come on the market in Woodstock from this point forward,
in 4.7 months there would not be another home to
sell. They would all be sold.
