Hello, Portlanders, welcome to our weekly Portland blog.  Are you coming down from Halloween and gearing up for...the holiday season?!  Ugh.  Already, the TV is full of holiday shopping ads and local stores are busting out holiday decorations and gifts. Well, I guess it is already November 5th, it just seemed to sneak up on us fast this year.

Facing our winter wet season, you may be looking for some things to do indoors this weekend (NOT holiday related), and one of our favorite Portland past times is hanging out at a neighborhood Portland sports bar.  So whether you're looking for the best place to watch the Ducks game in Portland, or other games, we compiled a short list of some of the best Portland sports bars. Check the Portland Top Ten List below for some ideas of places to watch a game this weekend in Portland.

Individual games aren't broadcasted everywhere, so if you're looking for a particular game, be sure to contact the bar to find out if they will be showing it.  Also, some of the most popular Portland sports bars fill up well before the game, so be sure to arrive early and stake out a good seat!

Since sports bars often go hand in hand with drinking beer (especially in Portland), be sure to pick a designated driver and drink responsibly.  You might consider taking advantage of Portland's Safe Ride Program.  Get a ride home, or have someone drive you home in your own car for only $15.

RideOn drivers are dispatched to the aid of intoxicated and/or impaired imbibers on Friday and Saturday nights between the hours of 11pm and 3am in an effort to reduce the number of impaired drivers on the street. Thanks to the help of our awesome sponsors, RideOn is able to provide you with this service for just $15 per ride. The cost of our service is intentionally affordable so that making a good decision will be an easy decision at the end of a night out. Not too shabby, eh?

South Tabor - Portland Real Estate Market Report

South Tabor is a largely residential area located South of the Mt. Tabor neighborhood. The neighborhoods are named for the locally famous Mount Tabor, an extinct volcano, in the area. The modest family homes in this area were built from the early 1900's to today, with many cute ranches, cottages and bungalows, still in an affordable price range in comparison to other Portland areas. This is a great area to look for a starter, first time home, or a nice family home in a pleasant neighborhood with plenty of shopping and conveniences nearby. To learn more about South Tabor, click here.

Here is the overall chart of inventory, sold, and pending for the South Tabor neighborhood in the last 15 months:

In September 2011, there were 53 closed sales, 50 pending sales, and 208 homes on the market in the South Tabor Neighborhood.

One year change from September 2010 to September 2011:

Inventory (how many homes on the market for sale): Down 36.4%

Homes sold: Up 43.2%

Homes pending sale: Down 5.7%


Chart for average price per square footage:

In the past 15 months, the average price per square footage in the Irvington neighborhood has been between $115 and $134/sq. ft. In September 2011, the average price per square foot in the South Tabor neighborhood was $129.

Percentage Change: Up 1.9%

Days on Market, Sold/List Price:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In September 2011, the average time on market for a home in the South Tabor neighborhood was 59 days.

The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold.  This is a great indication of the pressure on prices.  In September 2011, sellers in South Tabor received, on average, 96% of their original listing price.

This chart shows us that the average listing was and what the average sale was. In September 2011, the average price of a house on the market in South Tabor was $210,000. The average sale was $214,000.

More stats over one year:

Average active price: Down 2.3%
Average sold price:  Up 16.3%

Months of Inventory:

Months of inventory gives a time line of how long it would take for all of the current listings to sell.  Anything above 4 months is considered a buyers market.  This figure is a good indicator of supply and demand.  September 2011 in the South Tabor neighborhood had 3.9 months of inventory.

By the way, this does NOT mean that it will take 3.9 months for your home to sell. That figure was, on average in September, 59 days.  Inventory is a figure that means that, if not another home were to come on the market in South Tabor from this point forward, in 3.9 months there would not be another home to sell.  They would all be sold.


In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.


If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the South Tabor neighborhood of all homes in all price ranges.
