There are two events I wanted to mention this week.  The first is Mars on Life - LIVE!.  Our own real estate writer (and local musician) Ross Seligman is performing in this show, so be sure to check it out!

Ok, onto more featured Portland Holiday Charity drives.  This week I wanted to share the Willamette Week and Portland Mercury holiday fundraisers and charity auctions.  Each local Portland paper is running a different holiday series to benefit local charities.  Be sure to pick up a WWEEK or Mercury at your local paper box or restaurant and read about all the good ways you can help others and enjoy the true spirit of giving and feeling good.

Willamette Week's 2010 Give! Guide

Each year, the Portland Willamette Week features a holiday Give! Guide, with a rundown of local Portland charities who could use a helping hand during the holiday season. If you find yourself struggling to know which charities to give to this year, pick up a copy of the WWEEK Give! Guide and they break it all down for you. You truly will feel richly rewarded when you help Portland locals this holiday season. Plus, you can win some cool coupons and goodies by donating. Check it out:

What is Willamette Week's Give!Guide?

It's a publication, accompanied by a website, whose primary goal is to facilitate year-end giving to a cross-section of Portland-area non-profit
organizations. WW's Give!Guide is inserted in all 90,000 copies of Willamette
Week, and functions much like a catalog. Donors can select one, two or multiple
organizations and make a donation online in a single, easy transaction.

What are the Give!Guide's goals?
They're threefold:

  • to encourage people age 18-35 to get involved in philanthropy;
  • to attract new donors and/or volunteers to these causes; and
  • to provide publicity and exposure for a variety of local non-profits.

Why the focus on the 35-and-under age group?
One of the goals of the Give!Guide is to encourage people age 18-35 to get involved in philanthropy. If young people begin supporting non-profit
organizations at a young age, even at smaller levels, they are likely to
continue to give as they get older, and the amount of their support is likely to
grow with their incomes.

Why should I give through the Give!Guide?
There are a number of special benefits – both to you as a donor and for the organizations you donate to.

For example: Anyone who gives $50 or more will receive a postcard loaded with
valuable coupons.

At $100 the coupons become even more valuable.

But wait, there’s more!

Donors of $500 to $999 will receive home delivery of a New Seasons Market
recycled grocery bag containing a bottle of fine wine Oregon from E&R Wine
Shop, a package of Smith Tea, a 12-ounce bag of freshly roasted Stumptown coffee
beans, and a 22-ounce bottle of Widmer beer.

Donors of $1,000 to $2,499 will receive the same grocery bag and contents above with
fancier wine and some fabulous Moonstruck chocolate.

And donors of $2,500 will get a bottle of sparkling wine added to that shopping
bag and a visit with one of WW’s owners on your doorstep when either Mark
Zusman or Richard Meeker makes your personal delivery.

What is the minimum donation?
The minimum donation is $10. To receive any of the thank-you gifts, the minimum donation is $50.

  Grant Park Neighborhood -  Portland Real Estate Market Report

Grant Park Neighborhood Real Estate Report

Grant Park
is located in Northeast Portland. It is bordered by the Sullivan's Gulch, Irvington, Alameda, Beaumont-Wilshire, Rose City Park and Hollywood neighborhoods.  Grant Park is conveniently located along Tri Met buslines, and relatively close-in to Downtown Portland.  To learn more about Grant Park, click here.

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Grant Park neighborhood of all homes in all price ranges. Feel free to request particular neighborhoods in which you are interested in buying or

The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many
different things can happen month to month.

On to the report:

Here is the overall chart of inventory, sold, and pending for the Grant Park neighborhood from 8/09 to 10/10:

In October 2010, there were 20 closed sales, 16 pending sales, and 104 homes on the market in the Grant Park Neighborhood.

One year change from October 2009 to October 2010:

Inventory (how many homes on the market for sale): Up 16.9%
Homes sold: Down 47.4%
Homes pending sale: Down 36%

Chart for average price per square footage:

In the past 15 months, the average price per square footage in the Grant Park neighborhood has been between $156 and $204/sq. ft. In October 2010, the average price per square foot in the
Grant Park neighborhood was $167.

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In October 2010, the average time on market for a home in the Grant Park neighborhood was 71 days.

The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold.  This is a great indication of the pressure on prices.  In October 2010, sellers in Grant Park received, on average, 92% of their original listing price.

This chart shows us what the average listing was and what the average sale was. In October 2010, the average price of a house on the market in Grant Park was $596,000. The average sale was $508,000.

More stats over one year:

Average active price: Down 6.1%
Average sold price:  Up 10.4%

Months of Inventory:

Months of inventory gives a time line of how long it would take for all of the current listings to sell. Anything above 4 months is considered a buyers market. This figure is a good indicator of supply and demand.  October 2010 in the Grant Park neighborhood was a balanced market leaning in the buyer's favor with 5.2 months of inventory.

By the way, This does NOT mean that it will take 5.2 months for your home to sell. That figure was, on average, in October 71 days.  Inventory is a figure that means that, if not another home were to come on the market in Grant Park from this point forward, in 5.2 months there would not be another home to sell.  They would all be sold.
