This Week in Portland Early Edition: December 23 - December 31 2011

Welcome to another Portland blog and Happy Holidays!  We hope everyone has a safe and lovely holiday full of family, friends and laughter. If you're still shopping, remember, shop local!  Support the local businesses and the Portlanders who work there. We have so many awesome local PDX businesses to choose from, too. A recent discovery for me is The Backyard Bird Shop. What an incredible place. They are 100% local and just celebrated their 20th year. They have a mindboggling array of all-things-bird and the employees I talked to were extremely knowledgeable and very helpful. I loved that they made it a priority to offer locally crafted feeders and locally made suet. The Backyard Bird Shop has joined my list of favorite local Portland stores.

If you are feeling like the days are getting a little bit longer, well, they are. The Winter Solstice- just yesterday, December 22- is the date that marks the beginning of shortened nights and longer days. It will be spring before we know it and knowing Portland, it will feel like spring long before she officially arrives. I have already seen shoots of life on my neighborhood walks. Winter has been so fair that even my foxgloves are still in bloom.

A big thank you to the Weather Gods that made this the driest and sunniest December on record.

In other news: We are so excited for the return of Portlandia!  Being made --relentlessly-- fun of never felt so darned good. I can't wait to see what the season has in store for us. Here's a cheers to Portlandia Season 2 starting on January 6, 2012!

December 2011 Portland Oregon Real Estate Condo Market Report

Here is a chart of all condos for sale, pending for sale, and sold in Portland, Oregon for the last 15 months:

In November 2011, inventory has dropped with 623 condos on the market.   In November 2011, 78 condos sold and 108 are pending for sale.  

Yearly change from November 10 to November 11:

Inventory is Down 38.1%

Closed Sales are Down 8.2%.

Pending sales are Up 20%. 


Chart for average price per square footage:

In the past 15 months, the average price per square foot for condos in Portland, Oregon has been between $213 and $270. In November 2011, the average price per square foot in Portland was $251.

Yearly change from November 10 to November 11:

Average Price/Square Foot has increased 3.6%

Days on market and sold/list price %:

This chart is showing us two things. First, how many days on the market that a condo is spending, on average, before being sold. In all of Multnomah County, in all price ranges, a condo is taking, on average, 106 days to sell.

The other thing that this chart shows is what percentage of listing price the condo, on average, is selling at. This is a great indicator of pressure on prices. In November 2011, sellers were getting, on average, 94% of their original asking price.

Yearly change from November 10 to November 11:

Average time it takes to sell a condo has decreased 22.1%.

The percentage of original listing price that was paid has increased 8%.

Average price for sale vs. average price of sold:

The largest segment of condo sales have been in the price range under $400,000. You can see this reflected in the average price of a condo that has sold. In November 2011, this figure was $285,000.

Yearly change from November 10 to November 11:

The average price of a condo listed has increased 1.8%.

The average price of a condo sold has decreased 3.1%.

Months of inventory:
Months of inventory gives a timeline of how long it would take for all of the current listings to sell. Anything above 4 months is considered a buyers market. In November 2011, this figure was 8 months based on closed sales. Portland is currently, on average, a buyer's market.

This does NOT mean that it will take, on average, 8 months for your condo to sell. That number was, on average in all price ranges, 106 days.   It means that, if not a single listing were to come on the market in Portland from this moment, it would take 8 months for all available condos to sell before there would be none left.

Yearly change from November 10 to November 11:

The months of inventory figure has decreased 32.6%.

About the report:

They are a comparison of the past 15 months (including a percentage change analysis for the last 12 months) for all of Portland and are taken directly from the RMLS. What follows is my own analysis of these statistics. For our purposes, I thought it best to analyze Portland as a whole. Each neighborhood, however, is a little micro-universe and has its own market. Changing the parameters of the zip codes, price variables, or time periods can lead to very different results. This analysis is of all condos sold in all price ranges in Portland, Oregon.
