Happy New Year, Portlanders!   It's the last day of the year so this edition of the weekly blog will feature New Years Eve Portland events and other ways to kick off 2012 in Portland.  If you're on the hunt for some New Year's Eve parties, visit our Portland New Years Eve Events page.  Here are two (old and new) parties:

One of the oldest and longest running Portland New Year's Eve Parties is the Champagne Ball:

Portland’s most famous New Year’s Eve party, the Champagne Ball is ringing in 2012 and you should join the fun! This is going to be the one of the biggest parties Portland has ever seen.

This huge New Year’s Eve party will be held in the newly remodeled Grand Ballroom at the Hilton Portland and Executive Tower and will include the areas top entertainment, 4 individually themed rooms, appetizer buffet, late night pizza, complimentary champagne, party favors and huge Champagne Ball countdown.

You spoke and we listened. This year's event will feature bigger dance floors in all rooms and improved VIP service with expedited entry, additional staff and exclusive VIP bar service.

As always we're bringing the best entertainment we could find. 5 Guys Named Moe is headlining the event and will be playing dance hit from the 70’s and 80’s. This 12-piece powerhouse party band includes Cheri Wells from the 80's band the Mary Jane Girls; whose hits included Candy Man and In My House.

He mixes beats like a blender mixes berries, nice and smooth. He’s been featured on Jammin 95.5 and Z100 will keep your booty shakin’ with pop, hip hop, break beats, progressive, diva house, 70′s funk and 80′s old school and more.

DJ Sugar mixes music like a good cocktail, strong enough to get you on the dance floor, yet subtle enough to keep coherent. He’s played for crowds in Portland, Vegas and LA and will be rocking the 27th floor of the Hilton with mash ups, classic party rock hits and some of the funkiest cuts you've ever heard.

This local dance troop is known nationally and they will be putting on a special show at the Champagne Ball in the Grand Ballroom.

This is the mother of all countdowns! It includes a 10-minute custom countdown on video screens, confetti canons, huge balloon drops and an arsenal of party favors.

By all means, nearly every bar, Portland music venue and club in town will be hosting a Portland New Years Eve party, so just visit your favorite club's website to get the scoop.  Many NYE events can be sold out, so be sure to confirm your plans.  Many small, locally owned brewpubs and bars will be hosting their own special events, if you aren't in the mood for a huge bash, you might still toast your local neighborhood business and ring in 2012 proper!

Be Safe - Don't Drink and Drive!

As a reminder, be sure to take TriMet or get a safe ride home from any NYE party if you plan to imbibe.  I'd like to mention (again) this great service, Ride on Portland:

Here is the overall chart of inventory, sold, and pending for the Richmond neighborhood in the last 15 months:

In November 2011, there were 12 closed sales, 8 pending sales, and 31 homes on the market in the Richmond Neighborhood.

One year change from November 2010 to November 2011:

Inventory (how many homes on the market for sale): Down 48.3%

Homes sold: Down 20%

Homes pending sale: Down 42.9%


Chart for average price per square footage:

In the past 15 months, the average price per square footage in the Richmond neighborhood has been between $136 and $168/sq. ft. In November 2011, the average price per square foot in the Richmond neighborhood was $167.

Days on Market, Sold/List Price:

This chart is showing us two things. First, how many days on the market that a home is spending, on average, before being sold. In November 2011, the average time on market for a home in the Richmond neighborhood was 78 days.

The second thing that this chart is showing you is what percentage of the listing price the owners actually are getting when the house is sold.  This is a great indication of the pressure on prices.  In November 2011, sellers in Richmond received, on average, 93% of their original listing price.

This chart shows us that the average listing was and what the average sale was. In November 2011, the average price of a house on the market in Richmond was $474,000. The average sale was $375,000.

More stats over one year:

Average active price: Up 9.7%
Average sold price:  Up 10%

Months of Inventory:

Months of inventory gives a time line of how long it would take for all of the current listings to sell.  Anything above 4 months is considered a buyers market.  This figure is a good indicator of supply and demand.  November 2011 in the Richmond neighborhood had 2.6 months of inventory.

By the way, this does NOT mean that it will take 2.6 months for your home to sell. That figure was, on average in November, 78 days.  Inventory is a figure that means that, if not another home were to come on the market in Richmond from this point forward, in 2.6 months there would not be another home to sell.  They would all be sold.


In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.


If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Richmond neighborhood of all homes in all price ranges.
